One Tampa Soars: Groundbreaking for City's Tallest Residential Tower Begins

Condos start at $1 million. Over 50% of units have already sold.

Construction on One Tampa, a 42-story luxury condominium with 225 units, begins this week across the street from Curtis Hixon Park.


Once finished, the building will stand at 510 feet, making it Tampa's tallest residential tower.


This represents the future of our city,” Tampa Mayor Jane Castor remarked at Thursday's groundbreaking ceremony. “Vertical density is crucial for optimizing our limited square footage.


Condos start at $1 million and range in size from 1,100 to 4,000 square feet.


Brian Van Slyke, regional president of Florida’s West Coast for developer Kolter Urban, noted that over 50% of the units have already been sold. The company previously stated that One Tampa is one of its fastest-selling projects, achieving $200 million in sales within just four months.

The top floor will house three penthouse units. Additionally, there will be a two-story amenity deck that includes a pool, spa, fitness center, F1 racing simulator, golf simulator, social club, fire pits, screening room, co-working space, guest suites, and more.

When announced in 2022, the building was set to become the tallest on Florida’s Gulf Coast at 54 stories and 633 feet. However, the plan was abandoned after the Hillsborough County Aviation Commission raised concerns about how construction might affect flights at Tampa International Airport.


Kolter Urban faced opposition from historic preservationists and city officials who wanted to preserve two buildings on the site, constructed in 1912 and 1895. Both buildings were demolished, but the developer agreed to modify the design so that the bottom five floors reflect the architectural style of the original structures.

Van Slyke informed the Tampa Bay Times that his firm has strived to balance the community's and city administrators' desires with maximizing development opportunities.


“At street level, it will offer a very welcoming atmosphere,” he said. “From a skyline perspective, it will feature all the modern conveniences and design elements of a contemporary building.


Van Slyke stated that the building will serve as a link between Water Street and the central business district.


“It will serve as an anchor, helping to drive the revitalization and vibrancy of the neighborhood.
